In the formal design process as defined by such organizations as the American Institute of Architects (AIA), conceptual design is the first phase of formal project design, followed by "design development" and "construction drawings and documents."
StoneCreek either works to direct the design team on owner's behalf, or as a contributor to the conceptual (schematic) design process. The conceptual/schematic design hase includes tasks such as:
Design Team - Screening, interview and recommendations for design team members, and negotiation and management of contracts with architect-of-record and all design sub-contractors, as required.
Refined Site Plans - During the conceptual design phase of a project, the Project's site plan is refined with the assistance of the retained Project architect.
Floor Plans - Including floor plans for typical guest room layout, typical guest floor layout, restaurant and club floor plans, pool and recreation areas, and other hotel areas.
Elevations - For the facility's primary front, back, entries, and pool / recreation areas.
Other Architectural Features - Including alternative approaches to such Project elements. Project features such as circulation, use of water, hardscape, transition areas, are typically explored through models, renderings, and drawings. What has become known as "value engineering" is initiated as an integral part of the design work at this stage.
Refined Project Development and Construction Schedule - The preliminary Project Schedule is refined during the Design Development Phase, as additional information is integrated in planning efforts;
Refined Development and Construction Budgets - The Project Development Budget, prepared as an "order of magnitude" type budget in early work, is refined during the Design Development Phase based on additional information for construction methods, finishes, and implementation detail.
This work product from this phase of planning and design usually includes the finalization of materials for presentation to sponsors and investors, including artwork, brochures, models, and financials.
