Universal Studios CityWalk - Denver, Colorado
Project Strategic Marketing
Big Idea Formulation and Ideation
Redevelopment Project Planning
Denver, Colorado USA
CLIENTS OTHER SHOPPING CENTER & RETAIL EXPERIENCE PROJECTS LIST
Working in collaboration with Simon Properties Group and investor DLJ Capital Partners, pre-development efforts for a proposed Universal Studios CityWalk to be located in the Lower Downtown district of central Denver. Experiential design, entitlement, participant deal structuring, and initial local community relations for this project were undertaken.
A unique aspect of this work was the adaptation of CityWalk horizontal guest flow sensibilities, to a more vertical guest flow requirement at the urban site location. Integrating Universal Studios "branded block" programming with local community tastes was also carefully explored.
LoDo is the affectionate name that Denverites call the Lower Downtown Historic District and mixed-use neighborhood. LoDo, the city's birthplace, is one of Denver's more exciting, fun, and trendy, and interesting places. The development of Major League Baseballs' Coors Stadium in Lodo, served to spur the reputation and role of the district in the urban fabric of Denver.
The Lower Downtown Historic District was formed by an act of City Council in March 1988. The historic status granted protection to the community's historic fiber, and to 127 contributing historic structures that remained (approximately 20% of Lower Downtown's buildings were demolished in the 1960's and 70's).
Client: Universal Studios Recreation Group, in proposed association with Simon Properties Group and DLJ Capital Partners
