Pre-Opening and Pre-Development Consultants

As development consultants, StoneCreek Partners supports client project pre-opening and pre-development activities. This development phase refers to all of those entitlement, financing, management, and other activities that will occur prior to and after construction commencement.


This phase of work effort does not include design phase work, which is detailed elsewhere. Tasks to be managed during the Pre-Development / Pre-Opening Phase include:

Local Entitlements and Political Liaison - Participate with Owner in presenting the Project site plan and other Project details to appropriate local jurisdiction for approval;

Selection of a Hotel Management Company - Consultant shall direct the process of retaining a hotel management company, or other solution for facilities management. Consultant will identify candidate firms, evaluate and negotiate contract arrangements, analyze reservation system potential performance, and the like. Consultant will also interview General Manager and Sales Manager personnel recommended by hotel firm to Owner;

Potential Alternate Management Solution(s) - In the event Owner believes the Project does not justify a brand or a management company, Owner Rep agrees to assist Owner to recruit and assemble an executive team to operate the property;

Ongoing Interface with Technical Assistance and Operational Team - Whether or not the hotel remains an independent, Consultant agrees to assist development team with a variety of issues related to space planning, design, budgeting, FF&E selection, and procurement, periodic development and construction meetings, interface with the hotel condo component of the project, pre-opening sales and marketing and the many issues regarding the coordination of the opening of the hotel;

Menu Design - Consultant will work with hotel management firm to establish the menu items and pricing for facility restaurants and clubs, including consideration of viability of outsourcing restaurant and club operations to third-party operators;

Guest Room Amenities - Consultant will work with hotel management firm to establish guest room appointments, amenities, in-room displays and placards, guest television services, Internet hubs and accessibilities, and the like;

Facility Collateral Materials - Consultant will work with hotel management firm, and graphic design firms (if retained) in the creation of brochures and other materials for use in marketing and operating the Project;

Service Contract Negotiation - Identify local vendors for various service contracts; negotiate contract with such vendors. Where such service contracts are best administered by the retained hotel management company, Consultant will work with the hotel company to establish protocols for such contracts, particularly contract term and termination provisions;

Airlines and Special Sponsor Deals - Where merited, Consultant will facilitate negotiations of promotional deals with airlines operating within the region, cooperative deals with travels agencies, airline crew deals for hotel stays (if needed), and other special sponsor deals;

Appraisal - Where valuations or appraisals may be required, Consultant will supervise the preparation of such analysis for the Project;

Financing Package(s) - Prepare detailed debt financing package for one or more components of the Project;

Hotel Financing Solicitation - Assist with the solicitation of the Project to a select group of potential (debt) lenders;

Condominium Financing - Assist Owner with the possible use of condo financing, which would entail unit sales to individual investors;

Local Media and Public Relations - Assist Owner in creating a schedule for press releases to media, local press events, and establishment of an Internet Website presence for the Project. With Owner's authorization, Consultant's affiliate, Adventure Studios iMedia, will create and distribute press releases concerning the Project through eMedia Newswire - a well-established, relatively inexpensive press newswire service.

Local Community Relations - Assist Owner in establishing a schedule for local community (public) events, including Project groundbreaking, a hotel job fair, facility soft opening, and grand opening;

Facility (Project) Website - Assist Owner in establishing and maintaining a Project website for the purpose of creating awareness for the subject Facility in the regional and worldwide travel and tourism marketplace. With Owner's authorization, Consultant's affiliate, Adventure Studios iMedia, will create and maintain this website at no additional charge.

We note that seek to include all related pre-development and pre-opening "soft" costs in the Project's Development and Construction Budget, so that Owner's budget is all-inclusive in so far as it related to the Project.
