About Real Estate Feasibility Studies

StoneCreek LLC has extensive experience as feasibility consultants concerning feasibility and business planning matters, at a project, portfolio, and enterprise level of scrutiny. While we typically deal with real estate, hospitality and recreation facilities, our work has at times included industrial, operating business, and special-purpose properties. In fact, even where our services are of a more creative nature, we still monitor and evaluate potential financial feasibility - or cash solvency - throughout the ideation, planning, design, and construction process.

We also take the view that there are multiple stakeholders in most projects - the developers, space (end) users, local governments, and investors. Each party has unique issues and concerns with regard to feasibility, and deal structuring needs to reflect such concerns.

Stonecreek LLC conducts feasibility studies to help property owners, developers and lenders make informed decisions by providing critical information about a specific concept or project, such as new construction, redevelopment or renovation of an existing facility, or reuse of underutilized or abandoned facilities. Working as feasibility consultants the project feasibility studies we provide represent the comprehensive summation of numerous analyses used to determine the viability of a project.


Market Support Studies

We support client projects, whether repositioning existing facilities, or new to-be-built developments, with detailed evaluations of potential market support. Market studies typically address a number of critical issues concerning the existing and future market support for a proposed facility: Demographic Profile -- Development of the demographic profile of the primary end-user of the client company's products and/or services.

Demand Projections -- Development of a market area demand model based on available demographic information and the application of common sense statistical models to develop a picture of the current and future marketing area trends that may effect demand (and thereby affect market penetration and sales revenues).

Supply Projections -- Preparation of market area supply information to include the effects of historical, current and potential future market competition (direct and indirect) that may impact the project's market penetration opportunity and prospective sales revenues.

Recommended Facility and Amenities -- Investigation of the primary marketing area in terms of the end-user's expectations as to the delivery of additional services, amenities, and programs that effect the cost of service delivery on an ongoing basis.

Development Recommendations -- As feasibility consultants we look for development of a sustainable market niche that should place the client company's business at a distinct advantage over competitors (assuming the client company's operations are professionally executed and managed on an ongoing basis).

Financial Projections & Analysis

Stonecreek LLC supports the acquisition, disposition, and development, of facilities with detailed long-term financial projections and short-term operating budgets. Our experience with financial feasibility analysis is based on our background as project developers, asset managers as well as consultants, providing a "real world" sensibility to our forecasts.

Our feasibility support of client projects, and as asset managers and developers ourselves, has included all manner of existing and to-be-built facilities, including office buildings, hotels and resorts, sports complexes, mixed-use projects, golf courses, event centers, themed entertainment venues, retail centers, stores, and restaurants.

Business Plans

Our Financial feasibility work often includes portfolio-level issues, whether for refinancing and corporate revolver loan issues, as well as in structuring business plans for company growth, disposition, or diversification.

Stonecreek LLC has extensive experience with company and portfolio level financial and business planning, including the unique details of construction and joint venture activities.

A business plan precisely defines a business, identifies a company's project, portfolio, and/or enterprise goals, and serves as a resume of sorts. The basic components typically include a current and pro forma balance sheet, an income statement, and a cash flow analysis. It helps to allocate resources properly, handle unforeseen complications, and make good business decisions. Because it provides specific and organized information about a company and how a company will repay borrowed money, a good business plan is a crucial part of any loan application. Additionally, it informs sales personnel, suppliers, and others about a company's operations and goals.

The importance of a comprehensive, thoughtful business plan cannot be overemphasized. Much hinges on it: outside funding, credit from suppliers, management of your operation and finances, promotion and marketing of your business, and achievement of your goals and objectives.

Despite the critical importance of a business plan, many companies and entrepreneurs drag their feet when it comes to preparing a written document. They argue that their marketplace changes too fast for a business plan to be useful or that they just don't have enough time. But just as a builder won't begin construction without a blueprint, eager business owners shouldn't rush into new ventures without a business plan.

As a feasibility consultants to clients supporting the preparation of a business plan, we typically consider the following four core questions:

- What service or product does your business provide and what needs does it fill?

- Who are the potential customers for your product or service and why will they purchase it from you?

- How will you reach your potential customers?

Where will you get the financial resources to start your business?

Strategic Planning

Stonecreek LLC provides support of strategic planning at the board, corporate, and business unit level, whether as a leader for such organizations in such planning efforts, or by providing support to one or more tasks in the overall effort.

We consider strategic planning as one part of organizational feasibility, since the process is intended to at least assure and protect future cash solvency for an enterprise, and to seek competitive differentiation and consumer attractiveness to the organization's products and services.
