Real Estate Feasibility Studies

StoneCreek Partners has extensive experience as feasibility consultants concerning feasibility and business planning matters, at a project, portfolio, and enterprise level of scrutiny. While we typically deal with real estate, hospitality and recreation facilities, our work has at times included industrial, operating business, and special-purpose properties. In fact, even where our services are of a more creative nature, we still monitor and evaluate potential financial feasibility - or cash solvency - throughout the ideation, planning, design, and construction process. Our work includes integrated marketing and financial feasibility analysis, for to-be-built and operating facilities and portfolios.

We also take the view that there are multiple stakeholders in most projects - the developers, space (end) users, local governments, and investors. Each party has unique issues and concerns with regard to feasibility, and deal structuring needs to reflect such concerns.

Stonecreek LLC conducts feasibility studies to help property owners, developers and lenders make informed decisions by providing critical information about a specific concept or project, such as new construction, redevelopment or renovation of an existing facility, or reuse of underutilized or abandoned facilities. Working as feasibility consultants the project feasibility studies we provide represent the comprehensive summation of numerous analyses used to determine the viability of a project.


Market Support Studies

We support client projects, whether repositioning existing facilities, or new to-be-built developments, with detailed evaluations of potential market support. Market studies typically address a number of critical issues concerning the existing and future market support for a proposed facility: Demographic Profile -- Development of the demographic profile of the primary end-user of the client company's products and/or services.

Demand Projections -- Development of a market area demand model based on available demographic information and the application of common sense statistical models to develop a picture of the current and future marketing area trends that may effect demand (and thereby affect market penetration and sales revenues).

Supply Projections -- Preparation of market area supply information to include the effects of historical, current and potential future market competition (direct and indirect) that may impact the project's market penetration opportunity and prospective sales revenues.

Recommended Facility and Amenities -- Investigation of the primary marketing area in terms of the end-user's expectations as to the delivery of additional services, amenities, and programs that effect the cost of service delivery on an ongoing basis.

Development Recommendations -- As feasibility consultants we look for development of a sustainable market niche that should place the client company's business at a distinct advantage over competitors (assuming the client company's operations are professionally executed and managed on an ongoing basis).

Financial Projections & Analysis

Stonecreek LLC supports the acquisition, disposition, and development, of facilities with detailed long-term financial projections and short-term operating budgets. Our experience with financial feasibility analysis is based on our background as project developers, asset managers as well as consultants, providing a "real world" sensibility to our forecasts.

Our feasibility support of client projects, and as asset managers and developers ourselves, has included all manner of existing and to-be-built facilities, including office buildings, hotels and resorts, sports complexes, mixed-use projects, golf courses, event centers, themed entertainment venues, retail centers, stores, and restaurants.
