Tenant store sisplay windows along any common area, hallway, or street, should be unique and individual, with a demonstrated wit, in the style of department store display windows in New York City.
Tenant display windows are typpically one part of the "design control area for tenant spaces along a common area walkway that extends five (5) feet from the lease line to the design control Line, which includes all tenant display windows, retail graphics, finishes, colors, and lighting The design control area typically provides for complete landlord control of materials and finishes.
Storefronts should have an opaque surface area of at least 60%, providing strolling pedestrians with an easy ability to see into stores. Display windows act in an important role in activating adjoining common areas and streets, providing interesting elements to attract the eyes of guests as they stroll.
For greater transparency, storefront glazing without the use of mullions should be considered – the edge of the glass joints can be ground/polished and sealed (for climate control) with clear silicone sealant.
Some ideas to keep in mind:
Store windows should be placed and lit from within, to encourage maximum visibility into stores and restaurants.
Use lighting to focus attention on the window displays, particularly onto the merchandise itself.
Change window displays often to keep passerby interested, to encourage fun and surprise, and to draw in customers.
Display small merchandise at the front of the display window space, at eye level.
Consider using a store's 2nd level windows, even 3rd level windows, if associated with retail below, to display merchandise.
Use of lighting by tenants to accentuate the architectural feature of their host buildings, should be encouraged.
Window displays should be lit during store hours, and after store closing.
